A home often forms a major part of an estate. After death, ownership, mortgage obligations, insurance and practical management must be clarified. Do not assume that the home can immediately be sold, occupied or emptied without checking authority.
First establish who may act
Check whether there is a will, who the heirs are and whether an executor has been appointed. The Land Registry, bank and notary may need documentation before changes can be made. If there is a surviving partner, the statutory division or the will may affect the position.
Mortgage and ongoing costs
Mortgage payments, insurance, utilities and maintenance may continue. Inform the bank and insurer in time, but do not cancel essential cover too quickly. A life insurance policy linked to the mortgage can also be relevant.
The Inheritance Guide helps bring together the documents, contacts and decisions around the home, so the heirs can make careful choices.
